Use this calculator to get a first estimate before we run the numbers properly. It’s designed to give you a useful starting point — not an offer, and not a substitute for a lender’s actual assessment.
Estimates only. Not financial advice. Lending subject to lender approval.
Replace this placeholder with the calculator shortcode, HTML widget, or embedded tool. The card styling is already applied — just drop the widget in.

Replace this with plain-English guidance on interpreting the output. Tell the reader what the number represents, what it doesn’t represent, and what would move it up or down. Explain that a calculator estimate uses simplified assumptions — real lenders apply their own serviceability buffers, add-back policies, rate floors and lender-specific rules that can shift the outcome materially.
Most borrowers want to know two things: is this in the ballpark, and what would I change to improve it? Answer both directly. Where the calculator gives a range, explain what the top and bottom of the range represents. Where it gives a single figure, explain the assumptions that produced it.
Use this section to close the gap between what the calculator produces and what a lender will actually approve. That gap is the reason a personalised assessment still matters — even when the calculator says yes.
Replace with the specific inputs this calculator asks for. Keep each explanation to one or two sentences — how the number is used and what happens if it’s wrong.
How this number is used and what it affects. One or two sentences.

Replace this with a plain-English explanation of the formula behind the calculator, the standard assumptions it uses, and where it differs from a real lender’s assessment. Be honest about the simplification — the more transparent the methodology, the more the reader trusts the tool.
[Result] = [Input A] × [Factor B] ÷ [Adjustment C] Assumption 1. What the calculator assumes by default — for example, interest rate, term, or contribution structure.
Assumption 2. Any buffer, floor rate, or add-back policy applied.
Assumption 3. Fees and charges — included or excluded, and why.
Assumption 4. What data the calculator doesn’t use, and the limitation that creates.
Replace the numbers below with a genuine worked example. Show the inputs on the left and the output on the right, so a reader can sanity-check the result before entering their own numbers.
These are the real-world factors lenders apply on top of the calculator. None of them mean the calculator is wrong — they mean the result is a starting point, not a final answer.
Lenders assess borrowing capacity at a rate above the actual rate — usually 3.00% higher. This is the single biggest gap between calculator estimate and lender outcome.
Lenders apply their own living-expense benchmarks (HEM) unless your declared expenses are higher. Calculators often use simplified or user-entered figures.
Not all income counts at 100%. Overtime, bonus, rental and self-employed income are each treated differently — and the treatment varies by lender.
Credit score, recent enquiries, defaults, employment stability, and property type all feed into the lender’s decision — none of which a calculator can see.
It isn’t an approval. A calculator cannot see your credit file, your full financial position, or a lender’s specific policy at the time of application.
It doesn’t use real rates. Rate assumptions change daily and vary between lenders, products and LVR bands.
It can’t price risk. Lender appetite shifts with the economy, your industry, your property type and the current funding environment.
It doesn’t model structure. Split loans, offset, redraw, tax implications and entity structures all sit outside the calculation.
It isn’t advice. The output is a starting point, not a recommendation. A short assessment with a broker turns the estimate into a real answer.
It’s designed to give a realistic starting point using simplified assumptions. Real lenders apply buffers, benchmarks and policy rules that can change the outcome — sometimes significantly. Use the calculator to explore what’s possible, not to lock in a number.
Each lender uses its own serviceability model, expense benchmarks and income treatment rules. Two lenders can return different borrowing capacities for the same borrower. The calculator approximates; the lender decides.
No. Use it as an indicative guide, not a commitment. A short conversation with a broker will give you a much more reliable picture — and a strategy to strengthen the application where needed.
This calculator runs in the browser and does not store your inputs. If you request an assessment, we’ll ask for the information we need separately and handle it under our privacy policy.
Policy matching, lender selection, structure optimisation, evidence preparation, and the whole application process. The calculator tells you roughly where you sit — the broker turns that into an approval.
Book a free assessment. We’ll run your numbers against the lenders who actually support your scenario — no obligation, no cost to find out.
